Can I take my current mortgage with me?+
Many mortgages are 'portable', meaning the same rate moves with you to a new property — useful if your current deal is competitive or you'd face a large early repayment charge. The new property still has to meet the lender's criteria, and a full reassessment of affordability is normally required.
Should I port or switch to a new deal?+
It depends on the rate you're on, any ERC payable and the rates currently available. We'll model both options side-by-side so you can see the total cost over the next deal period, not just the monthly figure.
Can I borrow more when I move?+
Yes — most moves involve some additional borrowing. Lenders reassess affordability and, where you port the existing rate, the additional borrowing usually sits on a separate sub-account at a different rate.
What if my buyer pulls out and the chain collapses?+
Most lenders are familiar with chain disruption and will work with you to extend offers where reasonable. Keeping us informed early lets us renegotiate timings or, if necessary, pivot to a different lender quickly.
How early should I start the mortgage process?+
Ideally before you put an offer in. A mortgage in principle gives estate agents and sellers confidence in your offer and avoids losing days at the start of the chain.
