How this calculator works
This calculator uses the standard capital-and-interest repayment formula used by UK lenders. You enter the loan amount, an annual interest rate and the term in years, and we model the constant monthly payment that fully repays the loan over that term.
The 'interest only' toggle assumes the capital is repaid at the end of the term from another source — typically savings, a sale, or an investment vehicle — and that you pay only the interest each month in the meantime.
What it can't do is tell you which lender will give you the best rate, how affordability rules will treat your income, or whether your circumstances qualify for a particular product. That's where a mortgage adviser comes in.

Common questions
Is this a real mortgage quote?+
No — it's an estimate for guidance. A genuine quote depends on the lender, your income, the property, the loan-to-value, and current rate availability. We can produce a real illustration in one call.
How is my monthly mortgage payment worked out?+
On a repayment mortgage, lenders apply the standard annuity formula: each monthly payment covers the interest accrued that month plus enough capital to clear the loan by the end of the term.
Should I take a shorter or longer mortgage term?+
A shorter term means a higher monthly payment but much less interest paid overall. A longer term improves affordability month-to-month but increases the lifetime cost of the loan. We model both before recommending either.
Can I overpay to reduce my mortgage faster?+
Most UK fixed-rate deals let you overpay up to 10% of the outstanding balance each year without penalty. Even modest overpayments can shave years off the term.
